What do you need?

Why get a roof inspection in Coral Springs?

Florida insurers pay close attention to roofs. Many ask for a roof condition report when you buy a home, switch carriers, or renew a policy on an older roof, and some will not offer coverage without one. A report from a qualified roofer also helps if you are buying, because a roof can be one of the largest repairs on an older house.

Other good reasons to book an inspection include selling your home, checking for damage after a storm, planning a replacement, or simply wanting to know where you stand before the next hurricane season. A small problem found early costs far less than a leak found late.

We would rather tell you the roof has plenty of life left than sell you a roof you do not need.

What does a roof inspection cover?

We look at the roof from the ground and then up close. The inspection covers the following.

  • The roof covering: tiles, shingles, metal panels or flat membrane, and signs of wear, cracking or lifting.
  • Flashing at walls, chimneys, skylights and valleys.
  • Vent boots, pipes and other penetrations.
  • Ridges, hips and edges, including the mortar or fasteners that hold them.
  • Gutters and drainage, and areas where water collects.
  • The attic where it is accessible, looking for stains, damp insulation and daylight.

We take photos as we go and note the roof's approximate age and material. Where something needs attention, the report says what it is, how urgent it is, and what the repair would involve.

What is the difference between a roof inspection and a wind mitigation report?

People often mix up the two. A roof inspection looks at the condition of the roof: its age, damage, leaks and remaining life. A wind mitigation report records features that help a house resist wind, such as the roof shape, how the deck is nailed, how the roof connects to the walls, and whether openings are protected. Insurers can use that report to offer discounts.

An older roof may need a condition report for the insurer and a separate wind mitigation form for the discount. Ask your insurance agent which documents they need, and ask us which one fits your situation.

We cannot promise any insurer will accept a given report, since each company sets its own rules. We can promise an honest, photographed assessment.

We keep inspection costs modest compared with the decisions they inform, but we do not post a fixed price because jobs differ. The main factors are:

  • The size and number of roof sections.
  • The roof type, since tile roofs and steep roofs take more time to cover safely.
  • Whether the attic is easy to reach.
  • The type of report you need and how detailed it must be.
  • Whether the property is a house, a townhome or a commercial building.

If the inspection shows a leak or damaged tiles, we can quote the roof repair separately and keep the report independent of any sales pitch. For older roofs, the next step may be roof replacement.

How long does it take and what happens on the day?

Most single-family inspections take about an hour, or longer for large or complex roofs. You do not need to be home for the outside, though access to the attic helps. We arrive, walk the property, inspect the roof, and take photos. Where roof conditions are unsafe, such as wet tile, we stay off the roof and use other methods.

You receive the written report with photos, usually within a day or two. If you are in the middle of a home purchase, tell us your deadline when you book, and we will plan around it.

Call before closing on a home, when an insurer asks for a roof report, after any storm, or when your roof is old and you want to plan ahead. You can see all our services on the home page.

What do you need?

Questions about roofing in Coral Springs

Does my insurance company require a roof inspection?

Many Florida insurers ask for a roof condition report when a home is older or when a policy is new or up for renewal. Requirements vary by company and by roof age, so ask your agent exactly what they want. We can then tell you whether our inspection report matches what they asked for.

How long will my roof last according to the inspection?

We give an honest estimate of remaining useful life based on the material, the age, and what we see. It is an estimate, not a promise, because storms and workmanship can change things. A shingle roof in this climate often wears out sooner than the printed lifespan, and tile roofs depend on their underlayment.

Should I get an inspection before buying a house in Coral Springs?

Yes, especially if the home is older or the roof is original. A general home inspector will note the roof's visible condition, but a roofer can look closer and estimate how many years remain. That knowledge helps with the price, the insurance quote and your plans for the first few years.

Will you go up on the roof, or use a drone?

It depends on safety and roof type. We walk roofs when it is safe to do so, because close inspection finds problems that a photo cannot. On steep, wet or fragile roofs we may use a ladder, binoculars or a drone. The report says how each part of the roof was examined.

What is a roof certification letter?

It is a written statement about the roof's condition and expected remaining life, often requested by an insurer or a buyer's lender. It is based on an inspection. There is no single official form, and each company has its own wording, so always ask what yours needs before booking.

Do I have to fix everything the inspection finds?

No. The report lists what we found and ranks it by urgency, such as repairs that should happen soon versus items to watch. You decide what to do. The decision to repair, replace or wait is yours, and we will answer questions without pressure.
