Big flat roofs, drains and rooftop equipment
Large commercial roofs in South Florida deal with heavy summer rain, intense sun and a lot of rooftop equipment. Air conditioning units, exhaust fans and vents all cut through the roof surface, and each one is a place where seals can fail. Foot traffic from service technicians wears membranes and can puncture them.
Drainage decides whether a flat roof lasts. Clogged drains and scuppers let water pond, which adds weight and speeds up membrane wear. Seams open at laps, flashing pulls away from parapet walls and surface coatings thin out under the sun. Catching these things during a routine inspection is much cheaper than finding them after a tenant calls about a ceiling stain.
